General 

What types of photography services do you offer?

I provide a full suite of real estate and short-term rental photography services including interior and exterior photos, aerial drone photography, virtual tours, floor plans, virtual staging, twilight photography, and marketing videos. 

Do you photograph Airbnb, VRBO, and other short-term rental properties?

Yes. I specialize in short-term rental photography and create high-impact visuals designed to increase bookings and improve your listing’s performance on Airbnb, VRBO, and similar platforms. These photos focus more on amenities and lifestyle photos to highlight the properties’ character and comfort. 

What areas do you serve?

I serve all Brevard County, Florida and surrounding areas including Melbourne, Palm Bay, Cocoa Beach, Viera, Merritt Island, Titusville, and the Space Coast region. 

Are you licensed for drone photography?

Yes. I am fully licensed and insured for commercial drone operations in compliance with FAA Part 107 requirements. sUAS Cert 4381425.

Do I need to be present during the photo shoot?

No — as long as I have access to the property, you do not need to be onsite. Many homeowners, property managers, and agents share lockbox or smart-lock access. If no one is present during the shoot, I ensure the home is returned to the same state it was when I arrived; doors locked, lights off, shades closed.

Preparation & Process 

How should I prepare the property before the shoot?

I provide a detailed pre-shoot checklist to ensure the home is photo-ready. This includes cleaning, decluttering, turning on all lights, opening blinds, staging key spaces, and preparing exterior areas. Great preparation leads to great photos! 

How long does a typical photo shoot take?

Times on site vary from under an hour up to two or three hours depending on the services included. When ordering your package, you will be provided with an estimated time on site.  

How many photos do you deliver?

The most basic package is set at 20 photos and is ideal for those on a budget. Other MLS packages vary from 25 to >55 photos. There is a package size for any property. A floor plan is also included for every property. 

How will my photos be delivered?

Images are delivered via an online gallery where you can download full-resolution and MLS-optimized versions. The gallery link can be shared with your team or clients. You will also receive links to branded and un-branded property web sites which are great for sharing on social media and by email. These sited will have “calls to action” to get shoppers in direct contact with the listing agent. 

Do you edit all photos?

Yes. Every photo is professionally edited for brightness, color accuracy, window detail, sky replacement (when appropriate), and overall visual consistency. You will always have a great blue-sky elevation shot for your cover shot.

Scheduling & Turnaround 

How far in advance should I book?

It is best to book two or three days in advance; however short-notice booking is also possible. Available appointments are visible on the booking site, and it is recommended to select a alternative appointment as well for situations like inclement weather.

What is your turnaround time for photo delivery?

48 Hours. Typically, all media is delivered the next business day, or within 48 hours of the appointment.

Do you offer rush delivery?

Rush delivery is sometimes available upon request; however, it is not always possible due to necessary editing and processing times

Pricing & Payments

How much do your services cost?

Services start as low as $159. Packages begin at $179. Packages include more photographs, floor plans, and custom web pages for each property as well as any selected services such as aerial photos, 360 tours, social media videos, virtual staging and much more.

What forms of payment do you accept?

We now offer PAY AT CLOSE through Titus as well as traditional online credit card payments, cash, check, PayPal, or Cash App. No payments are ever required before your media is ready for delivery

Airbnb / Vacation Rental–Specific Questions 

What makes Airbnb/short-term rental photography different?

Short-term rental guests look for emotion-driven visuals that highlight atmosphere, amenities, and storytelling. I focus on lifestyle-oriented photos that reflect the experience of staying at the property.

Do you help with staging or styling before the shoot?

Yes. I offer light on-site styling such as arranging pillows, adjusting décor, and optimizing room layout to help the space look its best in photos. To streamline the photography session, it is best to use the Pre-Shoot Checklist prior to the photographer’s arrival.

Can you photograph amenities or local attractions for my Airbnb listing?

Yes. I can capture neighborhood scenes, community amenities, pools, gyms, beaches, and other features that help increase the desirability of your listing. Just select this option when ordering to ensure I schedule the appropriate resources for the session.

Technical & Delivery Details

Do you provide MLS-approved photo formats?

Yes. I deliver files sized and optimized for MLS platforms to ensure your listing uploads quickly and meets all formatting requirements. Upon download, you will be prompted to select the quality of your photos. WEB quality is optimized for MLS according to their most current standards. 

Can you include branded or unbranded virtual tours?

Yes. I can produce both branded and MLS-compliant unbranded virtual tours depending on your needs. 

Can you include branded or unbranded web pages?

Yes. For any package (excluding the BASICS), you will be provided with links to both a branded and unbranded web page. These pages can also be edited by you in your Spiro portal. 

Do you offer floor plans?

Yes. I offer high-accuracy floor plans and 3D virtual walk-throughs to help buyers or guests better understand the layout of the home. Room measurements will be provided on the floorplans and are deemed to be highly accurate but not guaranteed. Total square footage will not be included on the floorplan to prevent conflicts.

Policies 

What is your cancellation policy?

Cancellations are requested no later than 24 hours prior to the appointment. A $40 late cancellation fee may be accessed if the photo session is cancelled on-site at no fault of Coastal Living Photography.

What if the weather is bad on the day of the shoot?

I monitor weather closely and can reschedule or adjust the shoot based on lighting and safety conditions. Drone photography may be rescheduled if wind or rain exceeds safe operating limits.

Do you offer reshoots?

Reshoots are available when significant changes are made to the property or if additional photos are requested. Cost will depend on the number of photographs required during the re-shoot. If a reshoot is required due to the fault of the photographer, obviously there will be no charge.
